Our client is an established commercial construction business delivering interior renovations and tenant improvement projects across British Columbia. The company supports a mix of hospitality, retail, and commercial work and has built a strong reputation for disciplined execution, dependable delivery, and hands on project leadership. This role has been created for a senior operator who can lead multiple renovation projects, manage client relationships, and drive strong outcomes across schedule, budget, quality, and subcontractor performance.

Compensation

  • Salary of $140,000 to $170,000 annually.
  • Uncapped commission structure tied to project profitability, with the ability to earn up to $200,000 annually.

Responsibilities

  • Lead commercial renovation and tenant improvement projects from initial scoping through turnover with full accountability for delivery.
  • Own pre construction planning, including review of drawings, specifications, and site conditions, then translate requirements into clear scopes, sequencing plans, and execution strategies.
  • Prepare accurate estimates and competitive bids, including cost breakdowns, clarifications, inclusions, exclusions, and assumptions that protect margin and reduce change exposure.
  • Establish and manage project schedules and milestones while coordinating trades, suppliers, and internal stakeholders to maintain predictable delivery.
  • Build and manage project budgets, track commitments and costs in real time, and produce clear reporting that supports decision making and profitability.
  • Lead subcontractor procurement and coordination, including scope alignment, pricing review, contract readiness, and performance management across the life of each project.
  • Provide hands on leadership to site teams and project resources, setting expectations for pace, quality, documentation, and professionalism.
  • Ensure all work is executed in compliance with safety plans and regulatory requirements while maintaining high field standards.
  • Anticipate risks early and resolve issues quickly, including scope gaps, constructability challenges, schedule conflicts, material constraints, and client driven changes.
  • Manage client relationships throughout delivery by providing clear communication, accurate updates, and practical solutions.
  • Coordinate project documentation, including RFIs, change requests, purchase orders, site instructions, progress claims, and close out deliverables.
  • Drive quality control by setting workmanship standards, validating milestones, and ensuring deficiencies are captured early and closed efficiently.
  • Support project pursuits with strong estimating, thoughtful scope development, and professional client engagement.
  • Provide mentoring and leadership within the project management group while helping raise standards in estimating accuracy, project controls, and client communication.

Qualifications

  • 7 to 10 years of experience delivering commercial renovation projects, including tenant improvements, hospitality interiors, retail, and restaurant upgrades.
  • Demonstrated ability to read and interpret plans, specifications, and technical documentation, then translate them into accurate scopes, estimates, and execution plans.
  • Strong estimating and bid development capability with a disciplined approach to cost breakdowns, clarifications, and scope definition.
  • Proven leadership in multi project environments with the ability to manage competing priorities and maintain control under pressure.
  • Strong client facing communication skills with a track record of managing expectations, resolving issues professionally, and protecting long term relationships.
  • High proficiency with construction and project management software and modern reporting tools.
  • Solid understanding of project controls, including scheduling, procurement planning, change management, progress billing, and close out documentation.
  • Strong analytical and numerical skills with a high level of precision in cost tracking, forecasting, and variance management.
  • A leadership style grounded in integrity, accountability, and steady execution.
  • Local market familiarity and the ability to operate confidently across client sites in British Columbia.
  • Valid BC driver’s licence and a clean driving record, with availability to travel within Vancouver and to regional markets including Whistler, Victoria, and Kelowna.
