This role has been created for a project manager who can take ownership of mechanical and plumbing focused projects, coordinate multiple stakeholders, and drive strong results across schedule, budget, quality, and field execution.

Compensation

  • Compensation of $120,000 to $140,000 annually.
  • 2 weeks of paid vacation.

Responsibilities

  • Lead mechanical and plumbing projects from initial scoping through close out with full accountability for delivery.
  • Manage mechanical and plumbing scopes across commercial renovation and tenant improvement projects, ensuring work is delivered safely, efficiently, and in line with contract requirements.
  • Review drawings, specifications, and site conditions, then translate technical requirements into clear scopes, budgets, schedules, and execution plans.
  • Prepare estimates, pricing reviews, and scope breakdowns for mechanical and plumbing work while identifying cost risks, gaps, and coordination requirements early.
  • Build and manage project schedules and coordinate subcontractors, suppliers, site teams, and consultants to maintain progress and avoid disruption.
  • Oversee procurement of mechanical and plumbing materials and equipment to ensure lead times, pricing, and site readiness are aligned with the project schedule.
  • Track budgets, commitments, change orders, and project costs in real time while maintaining strong cost control and reporting discipline.
  • Coordinate closely with general contractors, landlords, engineers, inspectors, and trades to ensure mechanical and plumbing work is integrated properly into the broader project.
  • Manage RFIs, site instructions, deficiency lists, close out documentation, and technical follow up related to mechanical and plumbing scopes.
  • Monitor field progress and workmanship standards to ensure installation quality, code compliance, and operational performance.
  • Identify and resolve constructability issues, site conflicts, and sequencing challenges before they affect delivery, cost, or quality.
  • Maintain strong client communication throughout each project by providing updates, managing expectations, and presenting practical solutions when issues arise.
  • Support field teams and subcontractors with clear direction, accountability, and coordination to keep projects organized and moving.
  • Ensure all work is performed in accordance with safety requirements, permit conditions, applicable codes, and project specifications.

Qualifications

  • 3+ years of project management experience in mechanical, plumbing, or related commercial construction environments.
  • Direct experience managing mechanical and plumbing scopes within renovation, tenant improvement, or service based construction projects.
  • Strong ability to read and interpret mechanical drawings, plumbing plans, specifications, and technical documentation.
  • Proven experience managing budgets, schedules, subcontractors, procurement, and change orders across active projects.
  • Strong understanding of mechanical and plumbing systems, construction sequencing, site coordination, and field execution.
  • Experience coordinating with consultants, inspectors, trades, suppliers, and client stakeholders in fast moving commercial environments.
  • Strong problem solving ability with sound judgement in the field and a practical approach to project delivery.
  • Confident client facing communication skills and the ability to manage expectations professionally.
  • Strong organizational discipline and attention to detail across documentation, reporting, and follow through.
  • Comfort working across multiple projects at once while maintaining control of priorities, deadlines, and costs.
  • High level of accountability, ownership, and dependability.
  • Valid BC driver’s licence and ability to travel within Metro Vancouver as required.
