Our client is a growing, design driven consumer brand with a specialized physical product and location model that blends hospitality, experience, and highly technical built environments. The business is expanding into new markets and requires a senior project leader on the client side to drive complex development and construction projects from early feasibility through delivery. This is a client-side leadership position focused on owning third-party partners, overseeing permitting, protecting quality, managing budgets and timelines, and ensuring highly specialized spaces are delivered to a high standard.

Compensation

  • Base salary of $140,000 to $160,000.
  • Performance bonus of up to 10%.
  • 3 weeks of vacation.

Responsibilities

  • Lead client-side project management across new site development and construction projects from feasibility through final delivery.
  • Act as the owner’s representative and hold third-party consultants, vendors, and construction partners accountable to scope, schedule, cost, quality, and permitting requirements.
  • Oversee pre-construction planning, including feasibility studies, due diligence, permitting coordination, budgeting, value engineering, and vendor negotiations.
  • Manage permitting strategy and approvals across jurisdictions to keep projects moving and reduce execution risk.
  • Coordinate architects, designers, engineers, trades, and specialty manufacturers to ensure alignment across design intent, constructability, permitting, and execution.
  • Oversee construction administration, including site reviews, deficiency tracking, change order review, RFI coordination, and progress claim validation.
  • Develop, maintain, and adjust project budgets while identifying risks, cost pressures, and savings opportunities early.
  • Oversee specialty fabrication and production schedules, costs, and quality to ensure milestones align with broader project timelines.
  • Manage procurement of specialized components and ensure quality, safety, and compliance requirements are met.
  • Evaluate site feasibility, logistics, constructibility, permitting pathways, and financial viability for future locations in line with broader business goals.
  • Troubleshoot construction, design, and permitting issues in real time and make practical decisions that protect delivery and long term functionality.
  • Ensure all work meets applicable building, zoning, permitting, safety, and regulatory requirements.
  • Support capital projects, renovations, maintenance planning, and infrastructure upgrades across existing operating locations.
  • Build and maintain a trusted network of consultants, contractors, trades, and service providers to support both new builds and ongoing facilities needs.
  • Partner closely with senior leadership to align project execution with expansion strategy, brand standards, and operational priorities.

Qualifications

  • 5+ years of experience in construction project management, real estate development, or a related field.
  • Proven experience managing budgets, schedules, contracts, permitting, and external vendors across complex build projects.
  • Strong understanding of client-side project leadership and the ability to manage third-party partners effectively.
  • Strong knowledge of permitting, zoning, building code, and regulatory requirements.
  • Strong judgement in construction administration, including deficiencies, change orders, RFIs, and progress claims.
  • Experience leading feasibility studies, value engineering exercises, and site level financial analysis.
  • Hands on approach with the ability to adapt quickly in evolving and non standard project environments.
  • Ability to work effectively with creative, operational, and technical stakeholders while balancing design intent with practical execution.
  • Strong problem solving and negotiation skills with the ability to move projects forward through ambiguity and complexity.
  • Low ego leadership style with a high level of accountability, ownership, and follow through.
  • Experience with premium consumer, hospitality, experiential, or technically specialized environments is a strong asset.
  • Experience overseeing permitting processes and coordinating with external consultants and authorities having jurisdiction is strongly preferred.
